Bell Cornwell is pleased to share their recent success in securing planning permission for the subdivision of a single-family dwelling into three high quality flats on Alexander Street, London, within the City of Westminster.
The application had previously been refused due to concerns regarding the loss of a family-sized dwelling, the size and quality of the proposed units, and compliance with required standards. Recognising the challenges, our client appointed the Bell Cornwell Planning team to address these issues, support the design team, and ultimately to secure a successful outcome.
Our team conducted a thorough review of the initial refusal, identifying the critical areas for improvement. The revised application introduced a well-balanced mix of one-, two-, and three-bedroom units, ensuring that a family-sized home was retained within the development. This approach effectively mitigated concerns over the loss of family accommodation while also delivering a variety of unit sizes to meet local housing needs.
Additionally, we ensured that all proposed units met or exceeded national space and quality standards. This commitment to high-quality living spaces strengthened the application and aligned it with planning policy expectations.
Collaborative Design and Engagement
Collaboration was key to achieving this successful outcome. The Bell Cornwell team worked closely with the architects to refine the design, ensuring it not only met technical requirements but also respected the character of the surrounding area.
A crucial aspect of our approach was actively engaging with Westminster’s planning officers during pre-application discussions. By presenting a clear and well-justified case, we demonstrated how the reviewed proposal successfully addressed previous concerns. This helped to build confidence in the project and its benefits.
A Positive Outcome
As a result of our considered approach and revisions, the City of Westminster granted planning permission for the development. The approval not only acknowledges the quality of our revisions, but also the careful attention given to addressing the council’s earlier objections.
