For those with agricultural (or former agricultural) buildings looking to convert to residential use (Class Q) or flexible commercial space (Class R), a number of changes are coming up which could well be of interest.

Some of the key Class Q changes:

*Some former agricultural buildings that were, but are no longer, part of established agricultural units will benefit from the Class Q Permitted Development Rights, rather than being restricted only to those that are still part of an agricultural unit.

*The maximum floorspace for one dwelling must not exceed 150sqm, compared to the previous 465sqm allowance, with a total floorspace cap of 1,000sqm.

*The maximum number of dwellings allowed will become 10, compared to the current limit of 5.

*Extensions are no longer out of the question, subject to certain limitations.

For Class R, the new provisions will additionally allow for:

^Changes of use to a specific part of the Class B2 use (processing raw goods on site to be sold on-site only) and Class F.2(c) use (outdoor sport and recreation).

^An uplift in the cumulative overall floorspace allowance from 500sqm to 1,000 sqm.

All of these changes bring with them specific criteria that need to be met, so care should be taken to ensure all of the requirements are met.
