Bell Cornwell have achieved planning permission for this contemporary dwelling on both a historically and environmentally complex site in Wallingford, South Oxfordshire.
The approval will see the demolition of the existing building which will be replaced by this bespoke five-bedroom new build, designed by AR Design Studio. Located within the former grounds of a 19th Century Manor House, an area with plenty of historic interest and within an Area of Outstanding Beauty (AONB), a sensitive approach was required in both the design proposals and subsequent planning application.
We are able to reassure the Council that although the proposal is larger than the existing dwelling, the overall height of the new build will conserve the special landscape of the AONB. The materials were carefully selected to complement the wider context of the house, incorporating stone which features across the grounds and in the neighbouring Grade II listed medieval cottages.
The historic garden wall that encases the site, and which is currently attached to the existing building, will be retained and restored as a heritage asset. The new development will provide better enjoyment of the property by harnessing the views of the Victorian walled garden and out towards the Thames beyond.
Given its proximity to the Thames, the location of the proposed house was dictated by the flood zones and considerable effort was made to ensure that the new house was in a location no more likely to flood than the current location. The new dwelling will be highly sustainable in accordance with the recently adopted local plan which requires every application to be submitted with a detailed sustainability assessment.
