Bell Cornwell have secured planning permission for an 85 bedroom hotel on the edge of Hook, Hampshire. The site is already home to a large 1990s office block which has been converted into more than 100 flats through permitted development allowances.
We had helped with the site previously when seeking approval to convert the old office block into residential units. Following the successful result, we were asked to help with the approval of a new hotel elsewhere on the site.
The building’s previous use as an office meant that it was accompanied by a large car park but many of the parking spaces are no longer required since it is now in residential use. Previous attempts at additional residential development were thwarted by the Habitats Regulations due to the impact on the nearby protected Heathland. However, the same barrier was not present for the Hotel.
The application also included additional infrastructure for the existing flats in the form of landscaping, amenity space and a bin store which were not provided through the permitted development consent.
